The Fraser Valley real estate market saw a cooler pace in July as both buyers and sellers adjusted to seasonal patterns and broader economic conditions. While activity continues, the overall market has been moving at a slower tempo, creating more opportunities for negotiation and careful decision-making. Buyers have the advantage in choice, while sellers need to focus on pricing and presentation to stay competitive. Here’s everything you need to know:
Sales. Sales for the month reached 1,190, which is down 0.5% from June and 3% lower than July of last year. When compared to the 10-year seasonal average, sales were 23% lower, showing that a significant portion of buyers are still waiting on the sidelines.
Listings. New listings came in at 3,453, marking a 5% decline from the previous month and suggesting that some sellers may be holding back. Active listings stood at 10,650, which is 2% lower than June but still close to 50% above the 10-year seasonal average. The sales-to-active listings ratio remains steady at 11%, keeping conditions in a buyer’s market territory, as balanced markets typically fall between 12% and 20%.
Prices. In terms of prices, single-family detached homes averaged $1,451,100, down 0.5% from last month and 5.1% lower than July 2024. Townhomes averaged $814,900, a decline of 1.2% month over month and 4% year over year. Condos averaged $519,300, which is down 1.4% from June and almost 6% from the same time last year.
What does this mean for buyers and sellers? While a seasonal slowdown is normal, the current market is feeling the added effects of economic uncertainty, tariff concerns, inflation, and changing consumer confidence. Buyers are taking more time to make decisions, sellers are approaching the process with greater caution, and transactions are progressing at a slower pace. Both sides are negotiating more, and sellers who want results need to focus on staging, completing repairs, and setting prices that match today’s conditions.
