Abundant listings and stable prices weren’t enough to boost home sales across the Fraser Valley in April. In this market update, I’ll walk you through what’s happening based on the most recent data from the Fraser Valley Real Estate Board.

Home sales. In April, the board recorded 1,043 home sales. While that represents a slight increase of 0.7% from March, sales remain 29% lower than April of last year. Buyers in the Fraser Valley are benefiting from a level of home selection not seen in over a decade. Many have the advantage of time, choice, and greater room for price negotiation.

Listings. New listings decreased by 1% in April, with 3,762 new properties coming to market. This brought the total number of active listings to 10,046—a decade-high figure and 37% above the inventory level from April 2024.

Buyer’s market. With a sales-to-active listings ratio of 10%, the market remains in clear buyer’s market territory. A balanced market typically falls within the 12% to 20% range.

Home prices. The benchmark price for a single-family home now stands at $1,506,600, which is a 1.3% decrease compared to April 2024. Townhomes have a benchmark price of $833,100, down 2.4% year over year. Condos are at $537,800, marking a 3.2% decline from the same time last year.

Ongoing economic uncertainty and tariffs continue to affect buyer confidence. However, with the federal election now behind us, there is a sense of cautious optimism returning to the market. Early signs already point to a gradual increase in activity.
