If the goal is to sell quickly and avoid price reductions, it’s essential to prepare in advance. Here are three simple yet important steps to stay ahead of the market this summer:

1. Fix the little things before listing. Many buyers today are very particular. They want homes that are move-in ready and are not interested in taking on projects immediately after closing. It is important to walk through the property and identify anything that could raise concerns. This includes loose doorknobs, scuffed walls that need repainting, or leaky faucets in the bathroom. These may seem like small issues, but they collectively shape a buyer’s impression of the home. Taking care of these problems now can prevent them from becoming negotiation points later or even causing a deal to fall through during the inspection process.

2. Create a space buyers can picture themselves in. The second step is staging the home. This does not require hiring a professional designer or buying new furniture. Clear off countertops, remove extra furniture, and pack away personal items such as family photos or bold artwork. The space should feel open and calm. Small touches like fresh towels in the bathroom or a bowl of lemons in the kitchen can make a big difference. These details help buyers focus on the home’s best features and not on the current owner’s style. When buyers can picture themselves in the home, they are more likely to make an offer.

3. Make a plan for showings. Most sellers overlook how important it is to maintain the right atmosphere during viewings. If there are young children or pets in the household, keeping the home clean and free of distractions can be a challenge, but planning can be game-changing. It is helpful to coordinate with an agent to determine the best times to show the home and set a consistent schedule. If possible, stepping out during showings and taking pets along allows buyers to feel more comfortable and spend more time exploring. A little preparation can go a long way in creating a positive and lasting first impression.
